Explain how you will buy and use the home

Start with your situation: where you live, how you will use the home, how you will make the payments and whether you need financing. With those four answers, your adviser knows where to begin.

Distance

Compare the home even if you can't travel yet

With the floor plan, the finishes specification, the proposal and the virtual tour you can get to know the home before travelling.

On a video call we can meet with you and whoever is with you in the decision, in your language. Send us your questions beforehand and we will arrive with the answers.

Identification, payments and representation

A foreign buyer usually needs an NIE (foreigner identification number). Your adviser will tell you which documents you need at each step and how to obtain them from your country.

Prepare the payments, the bank account and proof of funds with your bank and your adviser. If you cannot be present at a signing, a power of attorney lets someone else act for you.

  2. Payments and bank account

Contract

Reservation, contract, costs and financing

The documentation identifies the parties, the home, what it includes and the payment schedule. Your adviser calmly reviews commitments and guarantees before you sign.

Taxes and costs depend on your case; your adviser will give you the breakdown. If you need a non-resident mortgage, your bank will tell you the requirements and conditions.

  • Documents and conditions at each step
  • Payments and guarantees for professional review
  • Purchase budget and financing, if you need it

Handover

Prepare the handover and your absences too

For the handover of the keys we tell you which documentation you will receive and how to contact the after-sales service from that day on.

If you will come for part of the year, lifetime after-sales support is with you, and rental management 360º is available if you want to rent it out when you are away.

Questions that help you decide

Can I start without travelling to La Nucía?

Yes. Start with the brochure, the finishes specification and the virtual tour, and we talk by video call. When you have a home in mind, we send you its floor plan.

What formalities do I need if I don't live in Spain?

It depends on your country and your situation. The usual thing is to review with your adviser the NIE, the bank account, the payments and, if you cannot be present, a power of attorney.

Can the team assist me in another language?

Yes. The sales team is multilingual; tell us your language when you request the visit or video call.

Does this guide set the taxes I will pay?

No. Taxes depend on each case; this guide helps you prepare the questions for your adviser.
