How to prepare to buy a second home on the Costa Blanca

Buying a second home from a distance commands respect. This guide sets out the steps: how you will live in it, which documents to ask for, which costs to calculate and who looks after the home when you are away.

Define how you will live in it

Will you live here all year or for part of it? Will the family come? Will you work from home?

Imagine an ordinary day and a week with visitors

With that list in front of you, any floor plan reads better: where you would eat, which room would be for guests, how much garden you want to look after.

  1. Use all year round or by season

How many months you will live in it.

  2. Number of people and bedrooms

That is where the bedrooms you need come from.

  3. Workspace and storage

And the storage you will need.

  4. Accessibility and upkeep of the outdoor space

And the outdoor space you want to look after.

01

Gather the information for the same home

Ask for the floor plan of the home you are interested in, the finishes specification and the proposal with its terms. With the three documents for the same home you can compare properly.

Renders are indicative: furniture is decorative and the private pool or jacuzzi are optional. What is included is what appears in writing in your proposal.

02

Prepare your financial questions

Ask for prices and availability by home type. With the proposal for a specific home you will know what it includes, what is optional and on what terms.

Note down your questions about financing and the payment schedule, and take them to your adviser along with the proposal.

  • Identified unit and inclusions
  • Price and additional items broken down
  • Terms and schedule documented
  • Options priced separately

The sale price is not the final cost

Do two sums: what it costs to buy the home and what it costs to keep it each year. Both matter.

For the purchase, your adviser will give you the breakdown of taxes and costs for your case. For day-to-day, add community fees, utilities, insurance, taxes and upkeep.

Purchase budget

The home's proposal, applicable taxes and costs, advice if you hire it, financing and optional upgrades.

Running budget

Community fees, utilities, insurance, taxes and upkeep. A garden or private pool adds its own care.

01

Who looks after the home when you are away

A home you come to for part of the year also needs someone while you are away. It helps to know from the start who to call if something comes up.

At Destiny, the purchase includes lifetime after-sales service for as long as you own the home. If you also want to rent it out, there is rental management 360º, contracted separately.

  • What needs maintenance and how often?
  • Which tasks does after-sales cover and which are agreed separately?
  • Who can help you with an incident?
  • If you want to rent it out, which conditions and permits should you check?

A visit to resolve what is missing

Tell us what is missing and choose how you prefer to talk: office, phone, WhatsApp or video call, in your language.

Set aside time for the project and the surroundings. When you get back, go over your initial list: what fits and what is left to resolve.

Compare the location with your habits

La Nucía is 10 minutes by car from the beaches and Altea and 5 from Benidorm and golf. If you are torn between seafront and inland, think about what you would do every week, not only on holiday.

A place can win you over on holiday; the home also has to work for a long stay.

What you want to have ready

Tick what you already have and what is missing becomes your questions. Share it with whoever is with you in the decision.

The brochure presents the project; the floor plan and the proposal speak about your home. Ask for them when you have one in mind.

  • Identified floor plan and orientation
  • Floor areas and outdoor spaces
  • Current finishes specification
  • Offer with price and inclusions
  • Project status and handover terms
  • Walk around the surroundings

Arrange the professional review as well

If you live outside Spain, tell your adviser where you reside, how you will use the home and how you will finance it. With that they will tell you what identification you need, how to make the payments and whether a power of attorney suits you.

The guide for non-residents sets out those steps. We give you all of Destiny's documentation; the legal and tax review is done by your adviser.

Bring your questions to the conversation

Start with the brochure or ask directly for a visit or video call. Tell us which home interests you and we will send you what you need to compare.

Questions that help you decide

What costs are involved in buying a new-build home?

Besides the price, taxes and conveyancing costs, financing if you need it and the options you choose. Your adviser will give you the breakdown for your case.

What annual costs will I have?

Community fees, utilities, insurance, taxes and upkeep. We give you an estimate of the community fee for the home you are interested in: it is the fee for the residential's common areas and does not include the Sports City, which is municipal.

What if I prepare the purchase from another country?

Yes. You can start with the documentation, the video tour and a video call in your language. You prepare the formalities (identification, payments, representation) with your adviser.

What is a "lock and leave" home?

It is a home you can close between stays with peace of mind. Even so, someone has to keep an eye on it: that is why after-sales and, if you need it, management exist.

Can I rent out the home when I am not using it?

If you want to rent it out, Destiny offers rental management 360º: promotion, contract, check-ins and check-outs, cleaning, and legal and tax management. You check the legal requirements for renting with your adviser.
